This cozy small beach town is a hidden gem. You will see some of the most breathtaking turquoise water. Whether you are enjoying dinner with your family on the Topside Rooftop Grill, playing on the beach, or sipping coffee on your wrap around deck, water views are abound. Most of the homes face the water and range from 600k up to Millions, but there are small pockets of homes next to the water view zone that are in the 300-550s. Even if you don’t live here, you must come for a coffee at Topside Coffee Cabin and watch the sunset.

This city has a rich downtown full of amazing eateries and shops without feeling crowded. The types of homes here range wildly from a 1900s farmhouse to new builds and everything in between. Home prices range from low 350s up to millions depending on the neighborhood. Mt. Rainer comes out to play in many different areas making it one of the best for sunsets.

The famous scenic Chambers Bay Beach & Golf Course reside in this city. It’s a smaller city that is sandwiched between Tacoma in the North, and Lakewood in the South. Many of the homes in University Place are built into the hillside allowing for gorgeous views of the Sound and the found Tacoma Narrows Bridge. The city is a bit busy, but has everything you need including Whole Foods and Trader Joes.

This city is pretty unique. It has all the amenities of a normal city, plus that for a nature lover. It boasts 16 parks consisting of more than 540 acres plus FIVE lakes including American Lake, the biggest lake which also connects to JBLM military base.

This city is a cute, newer military-centric town. It’s the closest to the JBLM base, and has it’s own new Golf Course. Most homes are 2 story starter homes, ranging from 350-700k price range. The Mince Mercantile has the best breakfast and sandwiches ever!

Roy is close enough to town for convenience, and is best known for farms, ranches, and the Roy Pioneer Rodeo. You’ll find homes with sizeable acreage, an average of 5 acres with plenty of room to expand and enjoy mountain views. The price has a wide range, but typically is more affordable than Pierce and King county.

Yelm is more south than Roy, but has a lot of newer development. They have built a lot of new homes and neighborhoods there, with North Yelm being connected to all shopping like Walmart and Grocery Outlet, and Southeast Yelm is famous for being more rural lake communities but make sure you bring a sat phone! Your dollar goes much further down here in Thurston county.

Another great town close to the JBLM military base, with more home affordability compared to Tacoma and Lakewood on average. There are a lot of newer neighborhoods with sidewalks and trails for walkability. Homes tend to have a larger lot. Spanaway Lake and Golf Course is another fun feature.
